Residential Exterior Cleaning Questions

What’s the difference between pressure washing and soft washing?

Pressure washing uses high-pressure water to blast away dirt and grime, which can damage siding, shingles, and delicate surfaces. Soft washing uses low-pressure water combined with professional-grade cleaning solutions to safely remove dirt, mold, mildew, and algae without harming your home’s exterior. We use soft washing techniques on most residential surfaces to ensure thorough cleaning without damage.

Will house washing damage my siding or paint?

Not when done correctly. Our soft washing method is specifically designed to clean without damaging siding, paint, windows, or landscaping. We’ve renovated over 100 homes and have seen the damage that improper pressure washing can cause—that’s exactly why we use gentle, effective techniques that protect your investment.

How often should I have my house washed?

Most homes in the Roanoke Valley and Smith Mountain Lake area benefit from professional cleaning every 1-2 years. However, homes with significant tree coverage, those facing north (where algae and mold grow faster), or properties near the lake may need more frequent cleaning. We can assess your specific situation and recommend the right maintenance schedule.

Will you clean my windows too?

Our House Bath service focuses on siding, trim, soffits, and fascia. While we rinse windows during the process, we don’t provide detailed interior/exterior window cleaning as part of standard house washing. If you need window cleaning, let us know and we can discuss options.

What are those black streaks on my roof?

Those black streaks are caused by Gloeocapsa magma, a type of algae that feeds on the limestone filler in asphalt shingles. It’s not just unsightly—it’s actually breaking down your shingles and shortening your roof’s lifespan. Professional roof cleaning removes this growth and protects your investment.

Is roof cleaning safe for my shingles?

Yes, when done properly with soft washing techniques. We never use high-pressure washing on roofs, which can damage or remove the protective granules on shingles. Our Roof Revival service uses low-pressure application of professional cleaning solutions that safely eliminate algae, moss, and stains without harming your roofing materials.

How much does roof cleaning cost compared to roof replacement?

Roof cleaning costs a fraction of replacement—typically saving homeowners thousands of dollars. A full roof replacement can cost $10,000-$30,000 or more, while professional roof cleaning usually costs just a few hundred dollars. Regular cleaning can extend your roof’s life by years, delaying the need for costly replacement.

Will cleaning my roof void my warranty?

Proper soft washing will not void your roof warranty. In fact, many roofing manufacturers now require regular maintenance to keep warranties valid. High-pressure washing can void warranties, which is why we only use approved soft washing methods. Always check your specific warranty terms if you have concerns.

What’s the difference between gutter cleaning and gutter brightening?

Gutter cleaning (our Gutter Cleanout service) removes leaves, debris, and blockages from inside your gutters to ensure proper water flow. Gutter brightening (our Gutter Facial service) cleans the exterior of your gutters, removing the black streaks, oxidation, and grime that make them look old and dirty. Most homes benefit from both services.

How often should gutters be cleaned out?

In the Roanoke Valley area with our abundant trees, we recommend gutter cleaning at least twice a year—once in late spring after pollen season and again in late fall after leaves have dropped. Properties with heavy tree coverage may need more frequent cleanings to prevent clogs and overflow.

Can you really make my gutters look new again?

In most cases, yes! Our Gutter Facial service removes tiger striping, oxidation, and built-up grime that regular rain can’t wash away. While we can’t fix dents, rust, or structural damage, we can dramatically improve the appearance of gutters that simply look dirty and aged.

What surfaces can you clean?

We clean concrete driveways, sidewalks, patios, pool decks, pavers, brick walkways, retaining walls, and most other hardscape surfaces. Our Hardscape Revival service removes oil stains, tire marks, mold, mildew, algae, and years of built-up grime.

Will pressure washing damage my driveway or patio?

Not when done with the right equipment and technique. We adjust pressure and cleaning methods based on the surface material. Concrete can handle higher pressure, while pavers and softer stone require gentler treatment. Our experience renovating over 100 properties means we know exactly how to clean each surface safely and effectively.

How long does it take for cleaned surfaces to dry?

Most surfaces dry within a few hours in good weather, though complete drying may take 24 hours depending on temperature, humidity, and sun exposure. We can schedule service around your needs if you have specific timing requirements for events or activities.

Can you remove oil stains from my driveway?

Yes, in most cases. Fresh oil stains are easier to remove than old, set-in stains, but we have professional degreasers and techniques that can significantly improve or eliminate even stubborn oil spots. Results depend on how long the stain has been there and how deeply it’s penetrated the concrete.

Commercial Cleaning Questions

Do you offer regular maintenance contracts for commercial properties?

Yes! We provide customized maintenance plans for commercial properties, including scheduled cleanings, priority service, and volume discounts. Regular maintenance keeps your property looking professional, protects your exterior surfaces, and can often be scheduled during off-hours to minimize disruption to your business.

Can you clean storefronts and building exteriors?

Absolutely. We clean retail storefronts, office buildings, restaurants, apartment complexes, and other commercial structures. We understand that your property’s appearance directly impacts your business, and we work efficiently to minimize disruption while delivering exceptional results.

Fleet Vehicle Cleaning Questions

What types of fleet vehicles can you wash?

We clean trucks, vans, trailers, construction equipment, delivery vehicles, and other commercial fleet vehicles. Regular fleet washing keeps your company’s image professional, protects your vehicle finish, and maintains resale value.

How often should I have my fleet vehicles washed?

The ideal frequency depends on your industry and how your vehicles are used. Delivery vehicles, service trucks, and equipment that represent your brand on the road daily benefit from weekly or bi-weekly cleaning to maintain a professional appearance. Construction equipment and vehicles used in harsher conditions may need more frequent washing to prevent buildup that can damage paint and finishes. We can create a customized maintenance schedule based on your fleet size, usage, and budget—regular washing not only keeps your company looking professional but also protects your investment by preventing corrosion, paint damage, and premature wear.

Can you wash our entire fleet at once, or do you work on vehicles individually?

We can handle both! For larger fleets, we can schedule dedicated time to wash multiple vehicles in succession at your location, minimizing downtime and disruption to your operations. Many of our commercial clients prefer early morning, evening, or weekend scheduling so vehicles are clean and ready when your team needs them. We can also set up rotating maintenance schedules where we clean a portion of your fleet each week, ensuring all vehicles stay consistently clean without taking your entire fleet offline at once. Let us know your operational needs and we’ll design a solution that works for your business.

Do you hand wash or pressure wash fleet vehicles?

Neither, actually. We use a professional two-step chemical wash process that’s far more effective than traditional methods. Here’s how it works: First, we apply a low-pH acidic presoak that breaks down road film, oxidation, and mineral buildup on your vehicle’s surface. After letting it dwell for 30-60 seconds, we apply a high-pH alkaline soap directly on top—without rinsing in between. When these two chemicals react on the surface, they neutralize each other and break the static bond that holds dirt and grime to your vehicle. Then we rinse everything away with controlled pressure, leaving your fleet spotless without any scrubbing or brushing that could scratch paint or damage graphics. This touchless method cleans better than hand washing, protects your vehicle’s finish, and leaves surfaces cleaner longer. It’s the same proven process professional fleet operations use nationwide—and it’s the most efficient way to maintain your vehicles’ appearance and protect your investment.

Scheduling and Payment Questions

How far in advance do I need to schedule?

Scheduling flexibility varies by season. Spring and fall are our busiest times, so booking 1-2 weeks in advance is recommended. During slower periods, we can often accommodate same-week or even same-day service for urgent needs. Contact us to check current availability.

What if it rains on my scheduled service day?

Light rain doesn’t prevent us from working—in fact, overcast conditions are often ideal for exterior cleaning. However, heavy rain or storms may require rescheduling for safety and quality reasons. We’ll always communicate with you if weather affects your scheduled service and work to find the next available date.

What payment methods do you accept?

We accept cash, checks, and all major credit cards. Payment is due upon completion of services unless other arrangements have been made for commercial accounts.

Do I need to be home during the service?

Not necessarily. As long as we have access to water and the areas that need cleaning, we can complete most jobs while you’re away. We’ll communicate our arrival time and let you know when the work is complete. Many of our clients prefer to be home for the final walkthrough, but it’s entirely up to you.

Safety & Property Protection Questions

Will my landscaping be safe?

Yes. We take precautions to protect your plants, flowers, and landscaping. We pre-wet plants before applying any cleaning solutions and rinse thoroughly afterward. Our soft washing solutions are biodegradable and used in controlled concentrations that are safe for properly watered vegetation.

What about my outdoor furniture, grills, and decorations?

We ask that you remove or cover any items you’d like protected, or let us know and we’ll work around them. Most outdoor furniture can simply be moved a few feet away from the house. We’ll discuss any concerns during the estimate process.

Are your cleaning solutions safe for pets and children?

Our cleaning solutions are professional-grade but used responsibly. We recommend keeping pets and children inside during the cleaning process and for about 30 minutes after we finish while surfaces dry. Once dry, treated surfaces are completely safe. All products we use are biodegradable and environmentally conscious.
